<p>When I first thought about doing these articles I was hesitant about discussing contract building because of the fact that I hate contract building and I didn&#8217;t know if I&#8217;d be the right person to tell you about how to be a good contract builder. But in many ways I am. Because I did work through the mistakes to become a successful contract builder, I know the pitfalls.<span id="more-55"></span> If you&#8217;re at least aware of the pitfalls and want to go out and be a contract builder, then go for it. But I know a lot of builders that build contract and the reason they do it is they think their money is safe. Well, I totally disagree. If that customer is not happy with what you&#8217;re doing, they&#8217;re not going to sign the checks. Also to be a good contract builder, understand that you&#8217;ll become married to your customer. If you&#8217;re not a good person to be married to, you should not be building contract homes.</p>
<p>I can only blame myself, but I&#8217;ve been beaten out of more money in contract building than I ever lost in spec building. Please, I beg you, don&#8217;t start in this industry learning to build someone else&#8217;s dream home. You&#8217;ll create an enemy for life. You&#8217;ll lose your dearest and best friend. Don&#8217;t do this. I feel you should build at least ten homes before you ever start doing contract work.</p>
<p>One last point; over the last 30 plus years, I&#8217;ve only met a handful of builders that build contract homes who says they enjoys it. And I would recommend that if you are not having fun, don&#8217;t do it.</p>

<p>1. Public Liability Insurance &#8211; This will cover injury to 3rd party at or around the building site</p>
<p>2. Mobile Plant and Equipment Insurance &#8211; this will ensure that all your mobile plants and building equipment are protected not just at the time of damage but throughout the policy term.</p>
<p>3. Builder Warranty Insurance &#8211; This requires the building contractor is to obtain<span id="more-54"></span> builder warranty insurance for every project they work on that exceeds $12,000. This is mandatory insurance so should not be overlooked.</p>
<p>4. Construction insurance &#8211; or contract works insurance/construction all risk insurance offers protection for people renovating, building or extending their home. This cover protects builders from most main risks that may be encountered during the construction and building process including weather related damages, fire, issues with their workers or workmanship and more.</p>
<p>5. Professional Indemnity Insurance: This insurance covers members of a particular profession that adhere to a code of practice and have minimum educational stipulations or requirements. This would typically cover any loss from the conduct of consultants or sub contractors if under the insured&#8217;s direction they would not be covered themselves.</p>
<p>6. Directors and Officers Insurance: which deals with the civil liabilities that directors can incur personally? It protects people in these positions against wrongful acts during the period of capacity</p>
<p>Anyone deciding to owner build their own home should ensure they are correctly covered for any accidents that may occur during the process. Owner Builders need to ensure that they have the following cover:</p>
<p>1. Public Liability Insurance: Again this will protect owner builders from injury to 3rd party at or around the building site</p>
<p>2. Personal Accident or volunteer&#8217;s workers insurance &#8211; this covers the owner builder from any injury or damage should they choose to assist the tradesmen during construction. This cover can also extend to the owner builders family/friends (up to 10 volunteers on site for a nominal premium)</p>

<p>1. Required Reading</p>
<p>As a builder, my time is very limited on what I can read about the construction industry. One of my favorite publications is The Journal of Light Construction. What a great magazine to learn all the tricks of construction &#8211; to properly construct areas of a home and handle related construction problems. You&#8217;ll acquire a Ph.D. in construction if you read this magazine every month.</p>
<p>The next one is Builder Magazine. This publication will keep you abreast of the market, national trends, what&#8217;s hot and what&#8217;s not, and all the new products coming on the market. If you join the Home builder&#8217;s Association in your area, you&#8217;ll normally get a subscription to this magazine as part of your membership. If you do become a builder, you can normally acquire a free subscription to this publication by simply asking.</p>
<p>2. The Home Builder&#8217;s Association</p>
<p>I highly recommend you join your local chapter. You can locate your nearest chapter by going on line. Even if you&#8217;re only building one home or your first home, you can join as an apprentice builder.</p>
<p>Not only will you enjoy the meetings you attend, but also it gives you a chance to rub shoulders with the professional builders in your area and you&#8217;ll meet lenders, subcontractors and suppliers. You&#8217;ll also be provided access to the insurance you need at a discount over what most people pay.</p>

<p>Where do I find a home builder or contractor? I was not able to answer this question for one of my clients when asked a little more than 3 years ago. Today is a different story and I am happy to announce that after many years of being frustrated, I figured out how to minimize my chances of making a costly mistake when hiring a Toronto home builder.</p>
<p>When you call someone<span id="more-53"></span> who claims to be able to build you the home of your dreams, how do you know you can trust him? Well one way would be by asking to speak to a customer residing in your general location, who has had a custom built home done for them within at least 1 to 3 year ago. Other testimonials from previous customers living near you would be advisable too, but make sure you are able to contact them. It should not be too difficult since you live in the same general area. Take a short drive (recommended) or give them a quick phone call.</p>
<p>My experience and travels in the real estate field have led me to a few incredible, skilled, talented and very very honest luxury home builders and contractors. The ones that have attracted me the most and those that I would highly recommend to my friends and clients are the builders and contractors that are hands on. I get a good feeling about the ones that come across to me as perfectionist&#8217;s as well as being very proud of their work and who consider all their projects their signature trademark, so to speak.</p>
<p>I found a big clue about these builders and contractors in one key area. Keeping their promises. If they keep the smallest of promises they made to you then chances are they will follow through with all the big ones too. Being on time is something incredibly important as well. In one instance I booked an appointment with a prospective builder and he was 45 minutes late. This appointment served as an interview to him by us to decide whether we would consider him for the job. The fact that he was 45 minutes late (I actually think he forgot about us at first), demonstrated to us that he did not take the interview serious enough. This attitude, in my opinion, would lead to a recipe for disaster.</p>
<p>Is there anything more frustrating than investing so much of your hard earned money, time and energy into having a beautiful custom built luxury home or a renovation project done for you just to experience everything going wrong? This was what I was facing with many customers as a real estate Broker. Everything from skylights leaking to kitchens falling apart. This does not have to happen anymore and for me, wow, what a pleasure and relief to finally be able to suggest and recommend to my friends and clients a way to find a quality home builder, or a contractor specializing in all kinds of additions and renovations, a man of his word, and a luxury home builder who stands behind his work!</p>
<p>Here are some tips to consider when selecting the right home builder or renovator for you:</p>
<p>1. Ask someone you know and trust for a referral. Word of mouth is very powerful.<br />
<br />2. Interview at least 3 past customers in Toronto and have a list of questions prepared for them including &#8220;how long have they been in business?&#8221;.<br />
<br />3. Price is important but focus more on quality of material and workmanship<br />
<br />4. Get their guarantee in writing<br />
<br />5. Ask for past clients and don&#8217;t just take their word for it, do the groundwork and call and/or visit them.<br />
<br />6. Call and check them out with the Toronto Better Business Bureau<br />
<br />7. Don&#8217;t rush into a contract. Give yourself some time to review all the information you gathered from them and then, use your instincts. The project will surely be a partnership between you and the builder so ask yourself this question, &#8220;is this the person/builder/contractor that I see myself having a good working relationship with during the time it takes to complete this project?&#8221;</p>
<p>These are just some tips that should assist you in making the right decision when deciding on a home builder, luxury or general, or a contractor who renovates. Happy building, happy renovating!</p>

<p>Modular Homes Answer Affordable Housing Needs</p>
<p>The recent nationwide housing slump, which has left many homebuyers to experience the downside of Adjustable Rate Mortgages and feel the crush of rising mortgage payments, is also affecting the home construction industry, putting many builders and industry sub-contractors in very tight financial straits. </p>
<p>This trend is not true in the modular homes industry, however. The demand for new homes is still high, and homebuyers are increasingly seeking alternatives to rising new home prices and interest rates. One growing alternative is modular homes. Modular home building is on the rise and is becoming more popular with homebuilders and homeowners each day. </p>
<p>Why? Public perception towards the industry has changed as more people have come to understand the structural, construction and cost benefits of modular housing. Modular homebuilders are providing solutions to the need for affordable housing, by using advanced engineering and building systems to provide quality, attractive home designs at affordable cost and at a fraction of construction time.</p>
<p>Modular homes are constructed in pieces in controlled factory environments. Factory production means fewer accidents and mistakes and a more predictable product and time frame. The pieces are then shipped to the site where they are assembled. Because the pieces need to be shipped, they are built much stronger than traditional site built homes, using ten to fifteen percent more construction materials than are normally used. Modular homes also offer a much higher quality control standard, with so many third-party inspectors, engineers and architects involved.</p>
<p>Since modular home builders provide 80 to 85 percent of the home, the buyer avoids the risk of giving money to a builder and not having the home built to their specifications, or of having their price inflated by numerous change orders. Additionally, unlike modular homes, site-built homes are exposed to unfavorable weather conditions during the construction process, making the home vulnerable to water or weather damage, and increasing the costs of the project by adding additional materials and replacement components. </p>
<p>All of these savings are passed on to the homebuyer. And, because the construction time is greatly shortened as compared to the time frame needed for a traditional site built home, homebuyers reap the<br />

 benefits of lower interest rates and fewer payments on construction loans. Although they were wary at first, mortgage lenders are seeing the rapid growth in the sale of modular homes and are thus adjusting their practices to accommodate this growing market of homebuyers. </p>
<p>Modular homes are not only on the rise in the United States. Homebuilders around the globe are seeing modular homes as an answer to both the growing need for affordable housing and the increasing industry demand for green building and energy efficient construction. For example, modular homes are currently being used to ease the affordable housing crisis in the Highlands of Scotland. The planned &#163;20million construction project will provide dozens of pre-built houses, and will see modular houses built in eight Highland areas over the next three years.</p>
<p>Because of the focus on energy efficiency, architectural and design communities worldwide are coming together to create innovative designs for homes of all shapes, sizes and tastes. <p>Build Your Dream Home Using Your Va Loan.</p>
<p>Just picture it&#8230;..every room is exactly as you had envisioned. The smell of fresh paint, cut wood, and new carpet are everywhere. Your wife finally got her ultimate wish: the walk in closet complete with storage to accommodate her 326 pairs of shoes. As the man of the house, you have also decided to treat yourself right and build the ultimate man cave. Key features include: the largest big screen ever known, surround sound, and a custom mini fridge built into a plush lounge area. Brew is now within arms reach and Sundays will never be the same. Without a doubt, your family is the envy of the neighborhood. The Joneses are scrambling to regain their status quo. Life is good.</p>
<p>You finally decide to take the next step with your VA loan in order to make this dream a reality. You apply for construction financing, and realize your local bank is requiring you to put at least 20% down. What? How could this be? &#8220;I am a veteran and I have my certificate of eligibility!&#8221; you shout. &#8220;I have been told that I qualify for 100% financing!&#8221; &#8220;Show me the money!&#8221; Unfortunately, nobody is listening.</p>
<p>Building a new custom home these days is much more difficult than it used to be. With millions of homes IN foreclosure, and banks tightening their lending guidelines, we ponder the question: How can a person take advantage of their VA loan benefits and still get the closet space with the man cave?</p>
<p>In a VA loan transaction, BANKS LOAN THE MONEY, and the VA INSURES the transaction. Because the banks have the money, and are essentially taking the risk, they decide the terms and amount of risk they are willing to accept. In most cases, banks will error to the side of caution, and tend to be MORE conservative than VA loan guidelines. So when the bank says they need 20% down to build a new home, this is why.</p>
<p>In the following paragraphs, I will show you another tactic: How to win over the builder and use THEIR money and resources to build YOUR dream home! You will learn how to leverage your VA loan eligibility to secure the transaction and cash out the builder upon completion. It IS possible to get a new custom home with 100% financing. You just need to know how. Keep reading for the answer.</p>
<p>Understanding builder mentality- (The key to your success)</p>
<p>Builders are constantly on the hunt for new proj<br />

ects. And in many cases, builders start projects BEFORE locating a buyer. This very well known, and common practice, is called &#8220;spec. building&#8221; or &#8220;speculation.&#8221; It&#8217;s a risky proposition, and requires the builder to invest large amounts of time and money banking on the notion the home will eventually sell for a profit. As we now see from past experience, many builders lost big money, and some even went bankrupt when they got stuck with homes that wouldn&#8217;t sell. It&#8217;s a huge gamble for any builder. As a savvy buyer, your job is to align yourself with the builder and eliminate many of these risks associated with a new build. In doing so, your offer will be very attractive and the builder WILL WANT to do business with you.</p>
<p>Making an offer a builder can&#8217;t refuse.</p>
<p> 1. Approach the builder with your bank pre-approval in hand. This is a powerful first step and lets the builder know you mean business and qualify to buy the home. You may also want to give the builder the business card of your VA loan officer and even invite the builder to call the bank should they seek more information. After all, you have nothing to hide, and doing so sets you apart from other shoppers that waste time.</p>
<p> 2. Your next step is putting up a reasonable deposit for the new home. This will be something that both you and the builder agree is fair. Use your head and be smart. Your objective is putting up some cash to make your agreement binding but don&#8217;t stretch yourself too thin. Use the fact that your already qualified for financing as a reason to keep the down payment on the small side. Contact a realtor or real estate attorney to help you with these agreements.</p>
<p> 3. If you own the land free and clear, or have plenty of equity, you can use this as a bargaining chip to &#8220;sweeten the deal&#8221; and add security to the builder considering your proposition. Just remember, if you tie up the land, make sure you have expert legal advice on your side and understand the ramifications of your actions. If you fail to plan then plan to fail.</p>
<p> 4. Another topic for negotiation is paying the interest that accrues during the construction of the home. Traditionally, the buyer is responsible to cover the interest payments during the construction period. I recommend offering to cover the accrued interest upfront in your negotiations. In doing so, you eliminate the only other objective many builders have by covering the loan payments while the home is under construction. If you enter an agreement to pay interest, double check the cost breakdown on the home and make sure your not being double billed. You may be able to LOWER the price of your home.</p>
<p>But I don&#8217;t have any land!</p>
<p>If you don&#8217;t have land, your quest for a custom built VA home just got easier! Bringing a builder to YOUR job site is always going to be more difficult than GOING TO the job site. So without the land issue standing in your way, just target the community you like, and then find the builder with projects already underway! Your approach with the builder will be identical to the process I described above. Create value and eliminate risk.</p>
<p>Target a home that is in the very early construction stages. Just after ground breaking is ideal. The sooner you locate a new home the better your chances for making custom changes. The builder may ask you to cover the costs for any design changes you make. Those costs may be architectural and engineering; but overall, paying for these changes will be much less than putting 20% down.</p>
<p>Once your home is about 60 days from completion, contact your VA lender to start the closing process.</p>

<p>One of the most affordable and popular ways to get a home today is to use project home builders. They design and build houses in bulk and then sell them to anyone willing to buy. Some will allow the buyer to make a few changes to the plan of the house, but this is dependent on the builder used. Using project home builders<span id="more-50"></span> can save one time because they do not have to design the house themselves. Additionally, the duration of building the house is shortened sometimes taking as little as three months to have it completed. It is also comforting to know that the builders have built this kind of house and this design before meaning that they are less likely to make mistakes.</p>
<p>Many reputable builders can save the owner much money to build a house that is similar to another that they have seen. Today the designs on offer are very beautiful and can lead to homes that are very attractive. There are some limitations to using project home builders though. For those whose land is oddly shaped or sloping, the builder may not be able to build that same design on such land. This is because the plans created by the said builder may not have taken into account the cost of evening out the land before building. Because of this, most builders tend to refuse to build on such land and it is therefore the owner&#8217;s responsibility to first find out if the builder is willing to build on sloping land.</p>

<p>How much will it cost to enclose your carport so it will be a garage? </p>
<p>If you live in the southern United States, there&#8217;s a good chance that your house has a garage because back in the 60&#8242;s and 70&#8242;s builders were trying to save money anyway they could so instead of investing additional money in a garage door and door opener, they built carports. </p>
<p>If you want the security and privacy of a garage and you currently have a carport, I have good news. You can enclose a carport very easily and for less money than you might think. </p>
<p>Before you run to the Home Depot to buy the materials, there are a few things that you need to consider first. </p>
<p>You need to look at your carport to determine how many walls you will need to build. If your carport is enclosed except for the back, then you will only need to build one wall and your job will be much easier and less expensive. </p>
<p>It&#8217;s pretty obvious if you need to build one wall or two. All you need to do is to look at your carport and see if the back and one side of your carport is open. If they are then you will have to build two walls instead of one. If you only have one side open, you will need to build one wall and your costs will be significantly lower to do the work. </p>
<p>But don&#8217;t get discouraged if you do have to build two walls because the good news is that you don&#8217;t have to add additional roof or foundation. These areas are the most expensive parts of any structure. So when I say two walls double your cost, it does not total up to more than $400 &#8211; $600 extra. </p>
<p>Once you&#8217;ve decided how many walls you need to build to enclose your carport then you are ready to develop an estimate of what it will cost to complete your project. </p>
<p>Estimating the cost of your project is really easy. First you need to make a list of the materials that you will need and then send your list to a local lumber yard to get prices. </p>
<p>Here are some items that you will need to convert your carport into a garage:</p>
<p>	2 x 4&#8242;s or 2 x 6&#8242;s- for studs in walls<br />
	Pressure treated 2 x 4s &#8211; for bottom of wall (bottom plate)<br />
	Garage door complete with track and opener<br />
	CDX plywood or chip board-for sheathing (to enclose garage)<br />
	CDX plywood, pegboard etc &#8211; for inside of wall insulation<br />
	Vinyl siding or brick veneer</p>
<p>Once you get the price for the materials add approximately 25% for profit and don&#8217;t forget to add tax for your area. </p>
<p>Now you need to calculate how much time (labor) it will take to enclose your carport. The number of hours needed will depend on how complicated your project is. You can reasonably expect the project to take 3-4 days for 2-3 men. A good framing carpenter should easily be able to frame and sheath your project in this time. You can use $30-35 per hour for each man hour that is worked. </p>
<p>Get a price from a garage door installation company to install the garage door because it requires expertise and special knowledge for the garage door to operate properly. It will be worth the money you pay them, trust me. </p>
<p>Next you need to call a garage door company to get a price to provide and install the garage door. A garage door can be a little tricky to install and you don&#8217;t want to take a chance on installing it incorrectly and having it come down on your car or injure somebody. You&#8217;ll be glad you hired a pro to do this part of your project. You aren&#8217;t going to save much money anyway because they get wholesale pricing on the doors and you won&#8217;t. </p>
<p>All you have to do now is add the labor, materials and subcontracted cost (the garage door installation) and the profit, you will get a good picture of how much the project to enclose your garage will cost. </p>
<p>If you have a a contractor do the work turnkey for you, expect to pay from $3000 to $8,000 depending on what area of the country you are in and the construction of your house.</p>

<p>(NC)-How well do you know your soil? It&#8217;s an important question for the health of the plants in and around your house. Good soil does more than provide a foundation for roots to grab on to. Well-structured soil lets the roots breathe easily, provides the right amount of nutrients and water to the plant, and has<span id="more-49"></span> the right pH balance for the kind of plants you&#8217;re trying to grow.
<p>Poor soil can inhibit plant growth in a number of ways. If it has too high a clay content, it will compact easily, drain poorly, prevent air from getting to the roots, and dry into hard clumps. If it&#8217;s too sandy, it will drain too quickly, erode easily and have difficulty holding nutrients for the plants to use. Good soil strikes a balance between these two extremes. When you pick up a handful, it feels moist and loose without falling through your fingers, has a fresh, clean smell, and a rich dark colour.</p>
<p>To find out what your soil structure is like, stir a handful into a clear glass of water and let it sit for several hours, until the water clears. The coarse, heavier sand particles will eventually settle to the bottom, with silt layering the top. The finer clay particles will eventually settle on top, and some humus (organic matter) will likely float on top of the clear water. Looking at the side of the glass, you can tell what your soil is primarily made of. </p>
<p>If it&#8217;s mostly sand, digging in lots of organic matter such as Hillview Triple Mix will improve it a great deal. If it&#8217;s mostly silt and clay, it will benefit from the addition of washed sand to help it drain and aerate well.</p>
<p>All soils will benefit from liberal applications of compost. If you don&#8217;t have your own compost, try Green Earth Premium Compost. Work the soil by turning it over and mixing it well to a depth of at least one foot, before planting.</p>
<p>SOIL pH LEVELS</p>
<p>Acidity or alkalinity in the soil is measured by pH values, on a scale of 1 (most acid) to 14 (most alkaline) with a level of 7 considered &#8220;neutral&#8221; Each level is ten times more or less than the next, ie. 5 is a ten times more acidic than 6 and 100 x more acidic than 7. A pH level of 8 is ten times more alkaline than 7, and so on.</p>
<p>The pH level influences the availability of nutrients for you plants, and the type of plants you can grow. For example, azaleas and rhododendrons like a lot of iron, a micronutrient that becomes less available to plants as soil alkalinity increases. These plants prefer a more acid soil, where iron is freely available&#8230;otherwise, their leaves become yellow between the veins. Unavailability of many other nutrients can have widely ranging, but equally damaging effects.</p>
<p>Most plants will grow well in a pH range of 6.5 to 7.2, where nutrients are readily available to them and this is a good area to strive for. But to start, it helps to know what your present soil pH value is.</p>
<p>You can buy a simple, inexpensive soil test kit from your garden centre, or ask them for local resources for testing soil samples.</p>
<p>Alkaline soils can be neutralized by adding Green Earth Peat Moss, or small amounts of C-I-L&#174; Aluminium Sulphate. Acid soils can be neutralized by adding Green Earth Dolomitic Lime. Be sure to read the label and change the soil pH slowly and carefully, to ensure you don&#8217;t upset the balance too far in the opposite direction. Compost will also help neutralize soil pH and add nutrients at the same time.</p>
<p>SOIL NUTRIENTS</p>
<p>All plants need a good balance of the major nutrients (Nitrogen, Phosphorus and Potash), as well as minor or &#8220;micro&#8221; nutrients such as magnesium, copper, iron, calcium, manganese and many others in minute quantities. You can test your soil for the presence of these nutrients, and add those that are needed in the form of fertilizer. They will quickly become available to the plants (providing your soil pH is fairly neutral) and promote healthy growth. Regardless of pH level, the absence of any key nutrient can cause growth problems. Using a good quality general purpose fertilizer like PINK All Purpose Garden Food 8-12-6 will help to ensure plants get the balanced nutrition they need.</p>

<p>As a builder of over 200 homes in Texas, we developed ways<span id="more-48"></span> to cut the building costs and still maintain the appraised Value and the overall Quality of our construction. Some of these are secrets of the higher volume Tract Home Builders that I am going to share with you.</p>
<p>In the planning stages of your build job, consider these Savings that DO NOT affect your Appraisal or resale value and in the mean time greatly reduces your costs when you build your own home:</p>
<p>The Driveway for your home is one place to save. A front entry garage will use about half of the concrete and labor of a side entry or a rear entry garage opening.</p>
<p>Place your home as close to the front building lines as the city and your deed restrictions will allow. This will shorten your driveway, and again saves you concrete and labor. The width of the drive and sidewalks can also add or deduct from the cost. On a 2 car front entry garage the minimum width of the driveway should be no less than 16 feet. That is the size of most garage double doors. However, that is a very tight and narrow driveway. I prefer to spend a little more and make it a minimum of 18 feet wide so you can get in and out of your car without hitting the car next to yours.</p>
<p>When closing on the construction loan, consider the One Time Close. Ask your lender about this type of loan. This type of loan will save you from closing on two or three different loans, your lot, interim construction loan and your final or Permanent 15-30 Year Mortgage Loan. It is all wrapped into one loan.</p>
<p>Do not close on the lot separate from your interim construction loan. If you purchase the lot ahead of time you will have a closing, transferring title to your name,Title Policy, filing fees, and etc. Then, you&#8217;ll close on the interim construction loan, and finally the final 30 year mortgage. You do not need to have three different closings and the closing cost on each loan. A one time closing will save you tremendously. I recommend that when you write a contract on your desired lot, make the contract subject to obtaining your interim construction loan and to close within about 60 -90 days, allowing you time to get your plans and financial information together to get your loan approved.</p>
<p>You can either buy Stock plans, (plans already drawn and for sale) which is the cheapest way, or take your ideas or floor plan sketch to a Plans Designer to have your blueprints drawn as opposed to an Architect. They are about one third to one half of the price of an Architect, and they can draw your full set of plans for your new home needs. Out of 200 homes, I have worked with an Architect only once. It was a customer who already had his plan drawn by an Architect before he spoke to me. They are very good to have in difficult lot situations or the more difficult houses to build. However, they tend to load the house with lots of trendy, unnecessary structure supports and items costing you more throughout the building stages.</p>
